Service scope
Four deliverables, each produced in a fixed order and handed over with source dates. We do not list apartments we have not checked.
Fee disclosureDistrict price bands for your budget, current supply notes and the assumption behind each figure, with the source and the date it was checked.
Every row carries listed price, verified price where available, price per m², an ownership-check note and the viewing window we can actually book.
We contact the owner or their agent, confirm who holds the title, ask the awkward questions and record each reply with the response time.
A confirmed week plan with slots, travel time between addresses and a named contact for each viewing, sent the evening before.
Process 02
Four documented stages, each with one owner, a written deliverable and a stated response window. You always know which step is running and what arrives at the end of it.
District price bands, current supply and building age for the brief you set, written up with source dates.
Each row shows listed price, verified price where available, price per m2, ownership check note and a viewing window.
We ask the ownership, encumbrance and utility questions you would ask, and log each reply with a date.
Viewings grouped by district and week, with time slots you confirm once and a written summary after each visit.
Shortlists shown on this site are illustrative examples, not live availability. The full sequence is outlined in the viewing timeline.
Fee disclosure
Fees, third-party costs and our role as a buyer-side agency are set out below. Nothing is charged without a signed engagement letter.
A fixed engagement fee is agreed per search and depends on city, budget band and how many apartments we shortlist. For most Kyiv searches it is quoted as a percentage of the purchase price, stated in writing before any work starts, and paid in two instalments.
Notary fees, state registration, independent valuation, document translation and bank charges are paid by you directly to the provider. We list an expected range for each in the engagement letter, so the total is visible early rather than at signing.
No. We are retained by the buyer and are not paid by sellers or developers, so a shortlist row is never ranked higher because a listing pays more. Any referral arrangement would be disclosed in writing before it is used.
The research instalment is due when the engagement letter is signed and covers market research, shortlisting and seller communication. The closing instalment falls due when you sign the preliminary purchase agreement, not at the viewing stage.
The research instalment is not refundable, because the work has already been delivered: criteria, shortlist rows, ownership notes and viewing schedules. No further fee is charged if the search closes without a purchase.
No. Sample shortlists on this site are illustrative and labelled as such. Only the shortlist issued to you under an engagement letter carries verified prices, price per m², ownership-check notes and dated viewing windows.
Fee figures are confirmed in writing on the engagement letter. Third-party payments go directly to the notary, valuer or bank, never through us. Details of the full scope are on the services page.
Next step
We reply with a written scope, a fee estimate and the first shortlist window. If the brief is not workable, we say so before any payment.
