We reach the owner or agent, confirm availability and log what was said, with the reply date.

Due diligence
Three notes from documented searches in Kyiv, Lviv and Odesa. Each one lists the checks we run and when we last ran them.
Kyiv
We pull the ownership extract and compare the registered area with the listing. Heating cost for the last winter is requested in writing, because a low listed price often hides a shared boiler debt.
Lviv
Any building inside the conservation area gets a facade and window-replacement check before we shortlist it. We also confirm courtyard access and whether the entry code is shared with commercial tenants.
Odesa
Distance to the sea is the easy part. We ask each seller for the building's water storage and generator arrangement, then compare it with the service charge stated in the listing.
